Secluded farmhouse with 2 acres of enclosed gardens
Chez Phelit is a secluded farmhouse with 2 acres of enclosed, garden laid largely to lawn. It is 2km from the nearest village. The property is completely self contained and is for the exclusive use of the occupants.
The house comprises a traditional Charentaise farmhouse with thick stone walls, open fireplaces and cobblestone floors in parts. It has recently been renovated for use as a holiday home.
The village of Beaulieu, which has a local shop open every morning, is a 3 minute drive away or a lovely 10 minute bike ride away. The nearest supermarket and cash point is within a 10 minute drive, and there are good restaurants within 15 minutes.
The market town of Ruffec is 20 minutes drive and there are several medieval villages and beautiful chateaux within 30 minutes of the house, as well as fishing and canoeing facilities on the river.
Further afield, Poitiers, Limoges and Angouleme are within easy reach and well worth a visit. Theme park "Futuroscope" about an hour away, Cognac an hour and a half and the Atlantic coast is near enough for a day out. Ruffec also has a daily TGV to Paris (2hrs +).
The garden is comprised of two acres of lawn with a scattering of fruit trees, surrounded by huge oak trees. To one side of the house there is an area shaded by mulberry trees and to the other is the swimming pool. Either area is suitable for barbeques, outdoor dining and boules.
The pool is 12 metres long and 5 metres wide and can be illuminated at night. There are plenty of sunloungers and garden furniture for the long hot Charentaise summer days. Table tennis and bicycles can be found in the huge barn together with volleyball/badminton nets.
The house has six good sized bedrooms four with double beds and two with twins. There are also 2 cots available and a sofa bed to sleep a further two people. There are 3 bathrooms, 2 with showers and 1 with a bath and pair of basins as well as a bidet. There is also a further toilet at the other end of the house near the kitchen and dining area.
There is a large table for use outdoors and parasols to provide shade for eating and relaxing around the pool area.
At the centre of the house is magnificent 700 sq ft living room with 2 pairs of glass sliding doors to one side and French windows to the pool, side. There is a wood burning stove, snooker table and plenty of comfy sofas. A TV, Stereo, DVD, VCR and PS2, plus a selection of videos, books and games are available for guests use. There is a further smaller games area with table football.
The kitchen is very well equipped with a full range of new appliances. It has a 5 burner gas range with extra large oven, microwave, dishwasher and large fridge freezer and washing machine. This leads onto a large utility room which has an outside door.The dining room has a table that seats 12 comfortably, a mezzanine level leading to two of the bedrooms and a shower room, beamed ceiling and patio doors to outside dining area.
