La Chouette Gourmande, an ancient stone barn, has been very recently renovated by local craftsmen. It offers all modern comforts in a contemporary style. It can sleep 8 people in 4 bedrooms with the option to sleep 2 extra people on the mezzanine.

It is in the peaceful hamlet of Le Peux d'Embourie, five minutes drive to the nearest little supermarket at Villefagnon, but well situated for Sauze Vaussais and Chef Boutonne where you will find shops and restaurants.

The kitchen is beautifully equipped with electric oven, gas hob, microwave, dishwasher and fridge freezer. Off the kitchen is a utility room with washing machine and tumble dryer.

The living space is semi open plan. In the dining area is a table that can seat up to 12 people. The salon, with wood burning stove, is full height and overlooked by the mezzanine. Full SKY TV is provided (including sports and movie channels) together with a DVD and CD player. A telephone is available for incoming and local calls and broadband Internet access is also included.

The 4 double bedrooms provide flexible accommodation - twin beds and/or doubles. There are 3 ensuite shower rooms and 1 adjacent bathroom. The house has full under floor central heating and wall mounted electric heaters for occasional chilly evenings in spring and autumn.

The house is set in almost an acre of land. The approach is via a beautiful courtyard with plenty of parking space. At the back of the house is the 10 x 5 metre swimming pool and full size private tennis court, set amongst lawns and shrubs. The pool can be heated on request and complies fully with French safety regulations.

There is a barbeque and terraces for al fresco dining. La Chouette Gourmande is available for winter and out of season letting.

All bed linen and towels are provided except for swimming towels.
